Job Description
Lead, mentor, and develop a team of six property managers, working in property pod structures, ensuring effective task allocation, follow-through, and team performance.
Oversee daily property operations and condition standards, driving continuous improvement across presentation and maintenance workflows to consistently deliver excellent guest experiences.
Collaborate closely with internal teams (pricing, marketing, accounting, maintenance, etc.) to align business strategies with practical, day-to-day execution.
Oversee the successful onboarding process of new properties, ensuring smooth integration into the portfolio.
Prepare and oversee accurate monthly and quarterly reporting to property owners and internal stakeholders, ensuring clarity and timeliness.
Work with senior leadership to translate strategic ideas into actionable systems, tools, and processes.
Actively utilise digital systems and performance data, reviewing trends, testing new tools, and continually refining operations.

KPIs will be collaboratively developed and agreed upon with the successful candidate, aligned with the following principles:
High team engagement and performance, demonstrated through team feedback, retention, and clear development of property management staff.
Consistent, high-quality property standards measured through guest feedback and internal quality checks.
Clear, effective operational processes and workflows, resulting in increased efficiency, accuracy, and responsiveness.
Smooth onboarding processes, measured by timely and effective integration of new properties into the portfolio.
Accurate and timely reporting, ensuring property owners and internal stakeholders receive clear, consistent information.
ABOUT THE APPLICANT
Qualifications | Experience | Skills:
Proven experience successfully leading and mentoring teams (ideally within property management, hospitality, or hotel operations). (essential)
Experience in property management operations, including property presentation standards, compliance, guest services, and operational workflows. (highly desirable)
Proficiency with digital management systems, reporting tools, and data-driven performance analysis. (essential)
Current full New Zealand driver’s licence, as travel between properties and other relevant sites is required. (essential)
Knowledge of short-term rental management or holiday-home operations. (desirable)
Exposure to implementing and refining operational systems and processes. (desirable)

ABOUT THE OPPORTUNITY
$80,000–$100,000NZD annual salary (depending on experience) + performance bonuses.
Central Queenstown office location (properties all across Queenstown) offering flexible working arrangements balanced with regular on-site presence.
